Coventry Group is responsible for financial administration for the Association and for the administration and maintenance of the common areas and facilities of the community.

Homeowner Assessment Fees

The annual assessment fee for the Association’s fiscal year is $720.00.  Payment is due quarterly on the 15th ($180 each quarter). Please make your checks payable to Hupps Ridge Homeowners Association and mail it to:

There are several flexible payment options including debit and credit card payments and paying by check here. Please call our office to discuss your options. Payments not received by the due date will be subject to a $5.00 late fee, finance charges and enforcement procedures of the Association which can include placing a lien on the home or seeking a personal judgment for the amount owed.

Home Modifications

Home Modifications Changes to the exterior of your home or lot must be approved in advance by the homeowners association board. The Hupps Ridge Architectural Request Form can be found here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review. Changes should not begin until written approval has been given.

Trash Pickup, RECYCLING AND LARGE ITEM PICKUP

Trash pick up is provided by the Town of Strasburg.  

All trash needs to be in a trash container designed for trash trucks with a lift mechanism. Please visit the Town of Strasburg’s website https://www.strasburgva.com/ or call them directly for more information 540-465-9197.  

Homeowners will be charged for any extra trash pickup fees associated with their property and receive a violation notice. This includes but is not limited to trash or over-sized items left at the curb from moving in or out. Residents can avoid these fees by hauling these items to a local convenience center.

Regular Household Trash Collection is every Wednesday.  Trash must be out at curb by 6 a.m. on day of pick-up, but not before 6:00 p.m.  the day before collection. Trash cans must be stored in the rear of the property.  Any container left at the curb is subject to being removed and homeowner will be charged a fee.  Repeat offenders will be assessed fines at $10 a day up to $900. 

Lawn Care AND LANDSCAPING

The common area lawn care contractor is Beaune Brothers. The contractor will mow as well as seasonally mulch and maintain common area landscaping.  Individual home mowing and landscape maintenance is the responsibility of individual homeowners.  Townhouse owners are reminded to mow and weed under the decks. If you have any concerns about your lawncare service, please contact your Community manager.

Snow Removal

Beaune Brothers also provides snow removal. Plowing will begin when snow reaches a depth of 2”. The snow removal vendor is responsible for the parking lots and cul-de-sacs only. If there is an ice event, your snow removal company will treat the icy areas on roads. If you have any concerns about their service, please contact your Community manager.

Parking and Towing

Vehicles parked in the no parking zones or that are double parked will be towed at the owners expense by Nate & Son Wrecker Service.

Nate & Son Wrecker Service will store all vehicles at their impound lot located at 508 Kendrick Lane Front Royal, VA 22630.  All vehicles will be towed at the owners expense.  Fees are as follows:

  1. Impound Fee – $125.00 (under 10k lbs) $150.00 (over 10k lbs) 
  2. Drop Fee – $25.00
  3. Storage – $50.00/day ($75.00/ if over 25ft and length)
  4. Admin Fee – $125.00 (after 5 days of holding vehicle)

All Impound fees are to be paid in full before release and only released to registered owners (proof of registration and ID required, no exceptions)

Additional 6% fee applied for ALL CREDIT CARD payments

Homeowner’s may contact Lisa Nokes, Community Manager at 540-535-0816 or via email to report vehicles parked in the no parking areas or those that are double parked in the community.  Please have the vehicle information ready when you call or email (color, make, model, license plate info and location of vehicle).

If there is a vehicle parked in a homeowner’s assigned spot, homeowner’s have the authorization to call Nates directly at 540-671-8858 to report and have that vehicle towed. Please have your identification available showing proof of address before vehicle can be towed.

Deed of Dedication and Bylaws

All HOA’s are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents. Budget & Annual Meeting Minutes

Your Association’s budget and meeting minutes are for HOA members only. Log in to your Owner Access Portal to obtain these documents.

Virginia Property Owners Complaint Resolution Process

Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. A complaint form and an explanation of the complaint process can be found here. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board.

Change of Address

Please notify Coventry Group if you relocate but do not sell your home. You can update your information through your Owner Access Portal or you can Contact Us. This assures that you will receive all pertinent information relating to the HOA.
