Homeowner Assessment Fees
619.09The annual assessment fee for the Association is $2,476.36. Payments are due in 4 equal installments of $619.09 payable January 1, April 1, July 1, October 1. There are several flexible payment options here including automatic withdrawal from your checking account, credit card payments and paying by check. Additionally, you can set up a different payment plan that works best with your finances. Please call our office to discuss your options.

Payments not received by the due date will be subject to finance charges and enforcement procedures of the Association which can include placing a lien on the home or seeking a personal judgment for the amount owed.
Changes to the exterior of your home or lot must be approved in advance by the homeowners association board. Woodbrook Village’s Architectural Request Form can be obtained here. Woodbrook Village’s Grounds Modificiation Form can be found here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review. Beginning modifications before receiving written approval may result in fines from your association. Please refer to Woodbrook Village’s Rules and Regulations for more detailed information regarding this process.
Trash Pickup and recycling
D & D Lawncare provides Woodbridge Village’s trash pick up every Friday.
Lawn Care and landscape MAINTENANCE
awn care is provided by Greatscapes. All homeowners’ yards will be mowed unless the area is fenced in. Greatscapes will also trim bushes and mulch seasonally. If you have any concerns about their service, please contact your Community Manager.
Snow removal for Woodbrook Village is provided by Advantage Property Management, except for Rosewood, which is a public street plowed by VDOT. Plowing of the driveways and streets as well as the shoveling of walkways begins at 3 inches of snow. If there is less than 3 inches of snow fall, the homeowner is responsible for the shoveling. If you have concerns about the snow, please contact your Community Manager.
Deed of Dedication and Bylaws
All HOA’s are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents. They provide an explanation of the rules and regulations that the homeowners agree to adhere to upon purchasing their home. Woodbrook Village’s governing documents can be downloaded here:
Budget & Annual Meeting Minutes
Your Association’s budget and meeting minutes are for HOA members only. Log in to your Owner Access Portal to obtain these documents.
Virginia Property Owners Complaint Resolution Process
Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. A complaint form and an explanation of the complaint process can help you with the process if needed. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board.
