Coventry Group is responsible for financial administration for the Association and for the administration and maintenance of the common areas and facilities of the community.

Homeowner Assessment Fees
The annual assessment fee for the Association is $300.00. Payments are due on February 28th. There are several flexible payment options here including automatic withdrawal from your checking account, credit card payments and paying by check. Additionally, you can set up a different payment plan that works best with your finances. Please call our office to discuss your options.

Payments not received by the due date will be subject to finance charges and enforcement procedures of the Association which can include placing a lien on the home or seeking a personal judgment for the amount owed.
Changes to the exterior of your home or lot must be approved in advance by the homeowners association board. Valley Station’s Architectural Request Form can be obtained here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review.
Trash, recycling and yard pickup
Trash, recycling and yard waste pick up is provided by the City of Winchester. If you have questions, please call 540-667-1815, ext. 452.
Your trash day is Thursday. Place items curbside by 7:30 a.m. Please place ALL trash in cans and/or sealed bags. There is a limit of 3 bags or cans per residence. Other than trash day, please remember to keep all trash receptacles in your backyard.
Your recycling day is Monday. Place items curbside by 7:30 a.m.
Your yard waste day is Wednesday. Place items curbside by 7:30 a.m. Place grass clippings, brush trimming and leaves in cans or PAPER lawn bags. Brush must be bundled and tied.
Lawn Care and LANDSCAPING
Common area lawn care is provided through the payment of your dues. All common area landscaping will be mowed. All homeowners’ yards are the responsibility of individual homeowners. Lawns should not be allowed to grow higher than 3 1/2″. Lawns should be mowed AND trimmed regularly.
Snow removal is provided through the payment of your dues. Plowing will begin when snow reaches a depth of 3”. If you have any concerns about their service, please contact your Property Manager.

Virginia Property Owners Complaint Resolution Process
Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. A complaint form which includes an explanation of the complaint process can be found here. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board.
