Homeowner Assessment Fees

The annual assessment fee for the Association’s fiscal year is $231.00. Payment is due January 1st. Please make your checks payable to Laurel Ridge Homeowners Association and mail it to:

There are several flexible payment options here including debit and credit card payments and paying by check. Additionally, you can set up a different payment plan that works best with your finances. Please call our office to discuss your options.

Payments not received by the due date will be subject to a $5.00 late fee, finance charges and enforcement procedures of the Association which can include placing a lien on the home or seeking a personal judgment for the amount owed.

Home Modifications

Changes to the exterior of your home or lot must be approved in advance by the homeowners association board. The Laurel Ridge’s Architectural Request Form can be found here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review. Changes should not begin until written approval has been given.

Trash Pickup and recycling

Regular trash pick up is paid and arranged on an individual household basis. Other than trash day, please remember to keep all trash receptacles in your backyard.

Towing Policy

The current standard for towing is based on the HOA Deed policy that no car can be parked on any street in the community. Any car parked on the street is liable to be towed without warning. Notices of this have been sent to every owner and each owner has a duty to relay the message to his tenants.  The HOA uses Wild Child Towing Company for  service. (304)-279-0119.  If you are having a short term event or contractors in to do work, please contact the Community Manager at Coventry Group 24 hours ahead to relay information about the event.  If approved, your car will not be towed.


The common area lawn care contractor as of April 1, 2020 is Mulvaney Property Maintenance Inc. The contractor will mow as well as seasonally mulch and maintain common area landscaping. Individual home mowing and landscape maintenance is the responsibility of individual homeowners. Single family home owners are reminded to keep the grass in the gulley mowed weeded as well. Townhouse owners are reminded to mow and weed under the decks. If you have any concerns about your lawncare service, please contact your community manager via email or at (540) 535-0816.

Snow Removal

Snow removal is provided by John Lake Paving.  Plowing will begin when snow reaches a depth of 3”.  Lake is responsible for the streets only.  If there is an ice event, Lake will treat with gravel and calcium chloride as needed.  If you have any concerns about their service, please contact your Community Manager.  Owners are reminded that no parking is allowed along Association roads.  Violators may be subject to fines and/or having their vehicles towed at the owner’s expense.

Deed of Dedication and Bylaws

All HOA’s are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents. They provide an explanation of the rules and regulations that the homeowners agree to adhere to upon purchasing their home. Laurel Ridge’s governing documents can be downloaded here:

Your Association’s budget and meeting minutes are for HOA members only. Log in to your Owner Access Portal to obtain these documents.

Change of Address

Please notify Coventry Group if you relocate but do not sell your home. You can send an email to us. This assures that you will receive all pertinent information relating to the HOA.
