Coventry Group is responsible for financial administration for the Association and for the administration and maintenance of the common areas and facilities of the community.

Homeowner Assessment Fees

The annual assessment fee for the Association is $557.24. Payments are due in 4 equal installments of $139.31 payable February 28th, May 31st, August 31st and November 30th. There are several flexible payment options here including automatic withdrawal from your checking account, credit card payments and paying by check. Additionally, you can set up a different payment plan that works best with your finances. Please call our office to discuss your options.

Payments not received by the due date will be subject to finance charges and enforcement procedures of the Association which can include placing a lien on the home or seeking a personal judgment for the amount owed.

Home Modifications

Changes to the exterior of your home or lot must be approved in advance by the homeowners association board.  Lakeview’s Architectural Request Form can be obtained here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review.

Below you will find the Williamsburg colors used on the homes in the community.  Most paint retailers can match paint colors using pictures and paint swatches from other retailers.  Please google Williamsburg colors and make a copy of the color palette and take with you to a paint retailer and they can help you find a close match. Management does not know the newer names for the original colors.
Original color names were:

– Classic Blue
– Canyon Grey
– Midnight Green
– Burgundy Red
– Wineberry

Trash Pickup

Regular trash pick up is on Monday and Thursday.  It is paid by your HOA and is provided by D&D Landscaping and Trash Service. Other than trash day, please remember to keep all trash receptacles in your backyard.  All bags need to be in containers and can not be left out in bags in your backyard.

Lawn Care and LANDSCAPING

Lawn care is provided by D&D Landscaping and Trash Service. D&D will mow as well as seasonally mulch and maintain common area landscaping.  Individual home lawn and landscape maintenance is the responsibility of individual homeowners. If you have any concerns about D&D’s service, please contact your Community Manager.  Back yards are the responsibility of the resident/owner unless you have made arrangements with D&D to take care of this for you.  D&D does mow and trim the front yards.

Snow Removal

Snow removal is provided by D&D Landscaping and Trash Service.  Plowing will begin when snow reaches a depth of 3”.  D&D is responsible for the streets only.  If you have any concerns about their service, please contact your Community Manager.

Deed of Dedication and Bylaws

All HOA’s are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents.  They provide an explanation of the rules and regulations that the homeowners agree to adhere to upon purchasing their home.

Budget & Annual Meeting Minutes

Your Association’s budget and meeting minutes are for HOA members only. Log in to your Owner Access Portal to obtain these documents.

Virginia Property Owners Complaint Resolution Process

Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. A complaint form which includes an explanation of the complaint process can be found here. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board.

Change of Address

Please notify Coventry Group if you relocate but do not sell your home. You can update your information through your Owner Access Portal or you can Contact Us. This assures that you will receive all pertinent information relating to the HOA.
