The annual assessment fee for Cross Creek Village   is
$2,500.00 Payments are due in 4 equal installments of $625.00  payable January 1, April 1st, July 1st,  and October 1st. There are several flexible payment options here including automatic withdrawal from your checking account, credit card payments and paying by check. Additionally, you can set up a different payment plan that works best with your finances. Please call our office to discuss your options.

Payments not received by the due date will be subject to finance charges and enforcement procedures of the Association which can include placing a lien on the home or seeking a personal judgment for the amount owed.

Changes to the exterior of your home or lot must be approved in advance by the homeowners association board.  Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review. Beginning modifications before receiving written approval may result in fines from your association

Use of the community center is reserved for homeowners. Please follow the rules for usage and obtain a reservation well in advance of your activity.

Trash Service is provided by D&D Trash Service.  Trash Service is on Fridays.  The trash will be picked up not before 7:00 A.M.  All trash will  be picked up no later than 6:00 P.M.  All complaints concerning trash service should be directed to your Community Manager.

Lawn Care is included in your HOA quarterly assessment.  The contractor is Advantage Lawn Care. Any changes to your lot must be approved by the Board of Directors and the Landscaping Committee.  If you have any questions do not hesitate to contact your community manager.

Snow removal for is done by Advantage Property Management, except for Heritage, which is a public street plowed by VDOT. Plowing of the driveways and streets as well as the shoveling of walkways begins at 3 inches of snow. If there is less than 3 inches of snow fall, the homeowner is responsible for the shoveling. If you have concerns about the snow, please contact your Community Manager.

All HOA’s are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents.  They provide an explanation of the rules and regulations that the homeowners agree to adhere to upon purchasing their home.

Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. Cross Creek’s complaint form and an explanation of the complaint process will help you through the process. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board.

Please notify Coventry Group if you relocate but do not sell your home. You can update your information through your Owner Access Portal or you can Contact Us. This assures that you will receive all pertinent information relating to the HOA.
