Management Services

Coventry Group is responsible for financial administration for the Association and for the administration and maintenance of the common areas and facilities of the community.

Homeowner Assessment Fees

Assessments are due on the 1st of the month. Accounts over 15 days late will be charged a $35.00 late fee.

The Association’s 2024 monthly General Assessment is $25.36 per home. Each home has an additional service fee based on the type of home:
Townhouse Service Fee – an additional $96.77 per home.
Single Family Home Service Fee – an additional $34.93 per home.
Active Adult Service Fee – an additional $147.29 per home.

Payment booklets are mailed out annually in December. 

There are several flexible payment options here including automatic withdrawal from your checking account, credit card payments and paying by check. Additionally, if you are behind in your payments you can set up a different payment plan that works best with your finances. Please call our office to discuss your options.

Payments not received by the due date will be subject to finance charges and enforcement procedures of the Association which may include placing a lien on the home or seeking a personal judgment for the amount owed.

Home Modifications
Changes to the exterior of your home or lot must be approved in advance by the homeowners association board. Design Guidelines have been developed to maintain consistency throughout our community. Blue Ridge Shadows’ Architectural Request Form can be obtained here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review. Beginning modifications before receiving written approval may result in fines from your association.
Trash Pickup and recycling

Regular trash pick up and recycling is provided by RWB Disposal. Trash and recycling are picked up on Wednesdays. 

This service is paid through your HOA dues. Other than trash day, please remember to keep all trash receptacles in your garage or out of view from the street. All bags need to be in containers.

If you have concerns about your service, please contact your Community Manager.

Lawn Care and LANDSCAPING

Maintenance of the common area is provided by HLS  and they mow as well as seasonally mulch and maintain common area landscaping. Single family homes are responsible for maintaining their own yards.  Townhomes and the Highlands section are only responsible for rear lots that are fenced in. 

If you have any concerns about Greatscapes’ service, please contact your Community Manager.

Snow Removal

Snow removal in the townhome parking lots is the responsibility of the HOA. Townhome residents are responsible for shoveling their parking spaces, their walkways, and the section of sidewalk in front of their home. 

Shadows Drive, Divot, Caddie, Birdie, Ace, John Hopkins South, Sandbunker, First Eagle and Fairway are all state maintained and the responsibility of VDOT.

John Hopkins North, Albatross, Fore and all of the Highlands are still the responsibility of the builder, DR Horton.

Deed of Dedication and Bylaws

All HOAs are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents.  They provide an explanation of the rules and regulations that the homeowners agree to adhere to upon purchasing their home. All governing documents can be found here.

Budget & Annual Meeting Minutes

Your Association’s budget and meeting minutes are for HOA members only. Log in to your Owner Access Portal to obtain these documents.

Virginia Property Owners Complaint Resolution Process
Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. A complaint form which includes an explanation of the complaint process can be found here. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board.
Change of Address

Please notify Coventry Group if you relocate but do not sell your home. You can update your information through your Owner Access Portal or you can Contact Us. This assures that you will receive all pertinent information relating to the HOA.
