Coventry Group is responsible for financial administration for the Association and for the administration and maintenance of the common areas and facilities of the community.

Homeowner Assessment Fees

Apple Mountain Lake’s fiscal year is November 1st to October 31st. The annual assessment fee for the Association is $636.00/year per lot. Coupon books are sent at the beginning of the fiscal year with dues owed the last day of each month. The monthly payment is $53.00. You may pay your dues in full rather than monthly. An annual insurance assessment of $14.00 is assessed to each homeowner and is due by November 30th.

There are several flexible payment options here including automatic withdrawal from your checking account, credit card payments and paying by check. If you are in arrears, you can set up a different payment plan that works best with your finances. Please call Coventry Group’s office to discuss your options.

Payments not received after the due date will be subject to finance charges and enforcement procedures of the Association, which can include placing a lien on the home or seeking a personal judgment for the amount owed.

Home Modifications

Certain changes to the exterior of your home or lot must be approved in advance by the association board.  Apple Mountain Lake’s Architectural Request Form can be obtained here. Homeowners are advised to submit applications well in advance of any planned improvements in order to allow adequate time for review. Beginning modifications before receiving written approval may result in fines from your association.  Please refer to you governing documents for information regarding alterations and improvements including lot clearing and driveways.

Trash Pickup and recycling

Trash removal and recycling is the responsibility of each homeowner.  The local trash dumping station and recycling center is located on Dismal Hollow Road, across from the Park & Ride lot approximately 3/4 mile west of the intersection of Dismal Hollow Rd and Route 55.

Lawn Care, LANDSCAPING AND GENERAL MAINTENANCE

General Maintenance of the shoulders and common areas is provided by John Brodnax and by Brian Marshall as well as volunteers by way of the Buildings and Grounds Committee. All homeowners are responsible for maintaining their own yards including landscaping adjacent to the roadway. Property owners with driveway culverts are responsible maintaining those culverts in working order. If you have any concerns about service, or need assistance, please contact your Community manager.

Road Maintenance

Road Maintenance including grading and paving is provided by John Lake Paving.  Lake is responsible for the community roads and common area parking only.  If you have any concerns about their service, please contact your Community Manager.  Owners are reminded that no parking is allowed along Association roads.  Violators may be subject to fines and/or having their vehicles towed at the owner’s expense.

Snow Removal

Plowing will begin when snow reaches a depth of 3”.   Only the roads will be treated and or cleared.   If there is an ice event, the roads will be treated with gravel and calcium chloride as needed.  If you have any concerns, please contact your Community Manager.

Owners are reminded that no parking is allowed along Association roads.  Parking in the road impedes snow removal.  Violators may be subject to fines and/or having their vehicles towed at the owner’s expense. If you have questions or concerns about snow removal, please contact your Community Manager.

Emergency Hotline

In case of fire or accident, please call 911 first. In an emergency (i.e., snow or fire) please call 540-635-8946. Messages left on this line that are non-emergencies may not be answered in a timely manner. Any other questions or concerns must be addressed to Coventry Group at their main number 540-535-0816.

Deed of Dedication and Bylaws

All HOA’s are governed by a Deed of Dedication, Bylaws and other supporting documents. These are legal and binding documents.  They provide an explanation of the rules and regulations that the homeowners agree to adhere to upon purchasing their home.

Virginia Property Owners Complaint Resolution Process

Pursuant to Virginia state law, all homeowners associations must maintain a system to respond to complaints directed to the HOA. A complaint form can be found here. If after following this procedure, you are still unsatisfied, you must appeal to the state Common Interest Community Board

Change of Address

Please notify Coventry Group if you relocate but do not sell your home. You can update your information through your Owner Access Portal or you can Contact Us. This assures that you will receive all pertinent information relating to the POA.
